Single-family lots run from about 8,000 square feet up to roughly a third of an acre, with quarter-acre homesites common and options for 3+ car garages and RV bays on select lots.

The community is in the West Ada School District, with Eagle Hills Elementary and Eagle High consistently listed; sources split between Star Middle and Eagle Middle for the middle-school assignment. Multiple builders sell in Millstone Farm — does it matter which one I use?

Enormously. Each builder holds different lots, uses a different contract, prices its design center differently, and ties incentives to its own preferred lender. The same budget can buy meaningfully different homes on the same street. The builder pays your buyer-agent representation, but most builders require you to register your agent on your first visit — show up alone first and you may lose the right to representation with that builder entirely.
