Eagle's new builds concentrate in a handful of master plans, riverside communities, and estate-lot enclaves. These are the starting points most buyers use when comparing — details verified July 2026.
Master Plan · 6,000 Acres
ValnovaEagle Foothills
Eagle's landmark foothills master plan, developed by a Clyde Companies group north of Beacon Light and Linder near the Highway 16 corridor. Phase 1 alone covers roughly 1,000 acres with about 2,200 residences — single-family, townhomes, and apartments — plus a planned 150,000 sq ft Village Center, a 2.5-acre lake, pools, pickleball, and fitness. Pricing starts in the $400s, which makes it Eagle's most attainable master-plan entry point.

Lennar's Eagle communities are the city's value story: The Terraces at Eagle Ridge starts in the mid-$400s and Skyview townhome-style product starts in the high $300s. Proof that an Eagle address is still reachable below the half-million line — these phases move quickly.
