The tier you land in is mostly a lot-and-location decision — which is exactly where an agent earns their keep.

What is Valnova, and why does everyone keep mentioning it?

Valnova is Eagle's — and arguably the valley's — biggest new master plan: a 6,000-acre foothills project whose first phase alone carries about 2,200 residences, a 2.5-acre lake, pools, pickleball, and a planned 150,000 sq ft Village Center. Multiple builders sell there simultaneously (Shea, Tresidio, Berkeley, Oakmont, and more), which means the same buyer budget can be quoted very differently across the street from itself. Comparing builder-to-builder inside Valnova is one of the most valuable things I do for Eagle buyers.

What schools serve Eagle's new-construction communities?

Most of Eagle proper is served by the West Ada School District — the Eagle High, Eagle Middle, and Eagle Elementary feeder pattern sits within about a mile of communities like Centerra and Legacy. The foothills master plans add their own wrinkle: Avimor has on-site academies (with another opening summer 2026), and Valnova's plan includes future school sites. School zoning follows growth out here and can change between phases, so verify the current assignment for the specific lot before you write an offer — I check this on every Eagle deal.

Should I look at Avimor or in-town Eagle?

Different lifestyles at often-similar prices. Avimor is a foothills village up Highway 55 — 100+ miles of trails from your door, a community center, pools, its own coffee shop and brewery, and a strong events culture — in exchange for a longer drive to services. In-town Eagle (Torrente, Legacy, Riverstone) puts you minutes from downtown Eagle's restaurants, the Boise River greenbelt, and Eagle Island State Park's 545 acres of swim beach and trails. Tour both in the same afternoon; the right answer usually becomes obvious.

Can I still buy new in Eagle for under $500K?

Yes — but the window is specific. Lennar's Skyview starts in the high $300s, The Terraces at Eagle Ridge in the mid-$400s, and Valnova's entry product opens in the low $400s. These phases are exactly where quick move-in incentives (rate buydowns, closing cost credits) tend to be strongest, especially at month-end and quarter-end. The catch: most incentives require the builder's preferred lender, and sometimes that trade quietly costs more than it gives. Always compare the full loan cost, not the headline offer.
